BAM Offers Advice for Hiring Contractors to
Repair Storm Damage
With hundreds affected by the recent storms that ripped through southern Minnesota, many will look for assistance to repair their homes. It is vital for homeowners to research contractors prior to beginning work.
It is important to remember that licensing is required by the State of Minnesota, and reputable contractors will have a Minnesota Contractor License number. By using a licensed contractor, homeowners are protected through the state through a 10-year warranty, workers’ compensation insurance, general liability insurance and the contractor recovery fund. These tools are in place to protect homeowners, but are only available to those that use licensed contractors. Licensed builders are registered with the Minnesota Department of Labor and Industry, and homeowners can check the status of a contractor’s license by visiting http://www.doli.state.mn.us/rbc_licluext.html.
When searching for a contractor, homeowners should look for contractors who are experienced with the type of work they want done. A good place to go is your local homebuilders association, the Rochester Area Builders Association (www.rochesterareabuilders.com). Trustworthy contractors will pull their own permits, have license numbers, provide references and provide a written contract. Below are some key questions to ask and warning signs to watch out for:
Questions to Ask Your Prospective Contractor:
- Are you licensed by the state of Minnesota?
- How long have you been a contractor?
- Do you have references?
- Do you have liability insurance?
- Have any complaints been filed against you?
- What is your role in the company? Will you be my contact on this project or will it be someone else?
- Do you participate in a local trade association (e.g. BAM)?
- Are you involved in any local civic organizations (e.g. Chamber of Commerce)?
Warning Signs to Spot Unlicensed Contractors:
- Does the contractor ask you to get the building or remodeling permit?
If your name is on the permit, you are liable for any job-related injuries or items that do not pass inspection - S/he doesn’t have a license number on business cards, trucks, forms, advertising, etc.
- S/he can’t provide references from other clients.
- S/he requests a down payment without a written contract.
